The property: The gîte is a modern building, set well away from the main house. It has it’s own central heating system and has double glazing. The central area is a large kitchen / dining room, with double glazed doors at one end, and a single glazed door at the other, leading onto a tiled terrace, and grassed area beyond. Off this room to one side are two double bedrooms, one with a double bed, the other with 2 single beds. to the other side is a small sitting room opening onto a covered terrace. Off the sitting room is a shower room and WC. All windows and doors have shutters. The kitchen is fully equipped, modern with electric oven, 4 burner gas hob, microwave oven, fridge-freezer, dishwasher, washing machine etc. The sitting room has satellite TV and a VCR. Plenty of taped films supplied.

Outside Area: The gîte (& main house) are in grounds of about 0.5 hectare. The garden is mainly grassed with trees and shrubs and ideal for ball games. The swimming pool is 10m x 5m in size and is cleaned each day. There is ample garden furniture, sun loungers, table, chairs etc. The whole of the property is fenced all round, and is totally private. It is accessed via a large lockable gate. There is ample parking space inside the property.

Surrounding Area: ‘Lantogne’ is situated on the edge of a small hamlet surrounded by fields and woods. We have two neighbours, both English, but their dwellings are set well away from ours. Miramont is the nearest large town, 5 mins in the car, with supermarkets, shops, bars, post office, garages etc. Just outside Miramont there is a large lake set in the middle of a recreation centre, with tennis and swimming in the lake. Eymet, a beautiful bastide town, 8kms to the north has very many attractions. The square is a meeting place for residents and visitors alike, with resaurants, bars and shops. The open market is on Thursday, and it is a delight to spend the morning wandering around the stalls and buying produce that earlier that morning was still growing in the ground! There are so many delightful little towns and villages all within 30 mins drive. They all have market days on different days of the week. Bergerac is about 40 mins drive away, and is a large town on the river Dordogne. Here you can take a ride on a river launch, or hire a boat and row yourself. Tennis, golf, horse riding and fishing are all available in the area, and of course, the many restaurants that serve the most delightful food at even more delightful prices! Marmonde & Villeneuve are the largest towns in the area with the latter in the summer months being a mass of flowers. The road from Bergerac to Sarlat, along the Dordogne valley, is one of the most beautiful you could wish for. As you approach Les Eyzies the landscape becomes very rocky and this is a centre for caving and pre-historic dwelling set in the cliff faces. All towns have tourist offices, with leaflets in English, that will tell you all about the area you are in.
