The property:  Le Carrière is a new property , built in 2007. The house is bright, airy, neutrally decorated with modern furniture.
The ground floor is open plan. The front door leads directly into a small area for coats and shoes and then into a large open sitting area with large, modern style couches. The sitting area is equipped with a tv, dvd/video player and tv table with storage draws. The tv has a SKY satellite system and picks up BBC1, BBC2, ITV, SKY News, BBC24, CNN and many other free to view channels from the UK and the world. A large rug sits happily in front of a modern wood burning chimney. The lounge has French windows to the south which overlook the drive and parking areas, a lawned area and a small patio. There are also views of the locally grown corn and the countryside beyond.

From the lounge you enter a dining area. The dining area again has a French window which opens up onto a large patio with tables and chairs and the garden which is approx 400m². A bookcase at one end of the dining area is well stocked with books, dvds/videos and a number of games, including two boules sets.

The wooden dining table is large and comfortably seats six adults. A dresser provides storage for plates, glasses etc.
Beyond the dining area is a modern and light kitchen with fitted cupboards in light wood. A door opens up onto the large patio and garden area to the rear of the property. The kitchen is equipped with a gas oven and hob, a large family fridge/freezer a washing machine and dishwasher. Other equipment includes toaster, kettle, coffee machine etc etc . Just off the kitchen area is a small downstairs toilet and another door which leads into the garage .

The second floor has 3 bedrooms, two double and a bunkbed room. The bedrooms and landing are fully carpeted . The double room has a large double, iron look bed , a large wardrobe, two side tables with top draws and reading lights and two wicker chairs. The window is equipped with manual , external shutters and has great views over the rolling countryside . The second double room is the same, just a little smaller and with only one chair. The bunkbed room has one large set of bunkbeds, a side table with top draw, a reading lamp, wicker chair and large wardrobe. The landing has a shelving unit with a lamp. The bathroom leads off the landing and the flooring is in aqua lino. The bathroom is well equipped and large, with a full sized bath tub and a separate large shower unit. The water tank is house in a discreet cupboard and there is the toilet, sink, mirror with light.

Outside Area: The house is set entirely in its own grounds and cannot be overlooked. There is a large 400m² garden to the rear of the property and lawned areas to the sides and the front. The driveway is private and there is enough parking for as many as six cars. On either side of the drive there are lawned and planted areas and there a number of apple trees to one side and an old walnut tree to the front. To the rear of the house there is also a large patio spanning the whole width of the house and incorporating a fixed BBQ area. The front of the house also has a small patio area.

Surrounding Area: The house is in one of the best locations for visiting a vast and varied Brittany and Normandy.
The village of Sains is quiet but is ideally located, near to good access. Three kms away you will find two excellent bakers and two butchers, two tabac/bars, a grocery, pharmacy, hairdressers and a dentist and doctors.

The nearest town is Pontorson, known as the gates to Le Mont St Michel. The town is a five minute drive away and has an array of bakeries, fresh fishmongers and supermarkets amongst many other services. There are various restaurants ranging form good old traditional to Sicilienne and even a kebab shop !!
Every Wednesday there is a large market selling the best of the regions produce, from cider to cheese and bread and organic meat to pears and the good old spud !

In the other direction there is the medieval town of Dol-de-Bretagne. Dol is very popular and has a huge market spanning the town centre where you can buy cooked roast chickens or legs of lamb roasted and served with roasted potatoes. There is organic produce and even livestock ! Something for everyone.

The surrounding areas are considered some of the most famous and most beautiful in France. Le Mont St Michel and its bay can be seen from a number of vantage points in the area and is the second most visited spot in France, after the Eiffel Tower.

St Malo if a famous old port and seaside town boasting some wonderful beaches, either for children to swim , for sunbathing or for partaking in the various watersports offered , including surfing. Once in St Malo you can take a short boat crossing to the Victorian seaside and casino town of Dinard. The beaches are fabulous and golden and are lined in some areas with the trademark blue and white changing tents. There are many walks that go from the town centre along the seafront and the granite rock faces.

Cancale and its surrounding area have some of the best panoramic beaches this area can offer, whilst the town centre is a small port lined with seafood restaurants for which it is famous.
