The property: “Knoops Cottage”, a semi-detached two-storey building at the rear of the main millhouse, consists of an open plan main reception room, with log fire, three-piece suite and both German and UK satellite TV and is separated from the kitchen by a fitted dining table-cum-breakfast bar. An open plan staircase leads to a fully carpeted galleried first floor landing which, in turn, leads to two bedrooms, one double - one twin (carpeted), a bathroom with separate shower cabinet and a store room. |

Outside Area: The cottage is approached over its own private path from the main drive and has steps down to the private terrace and garden. By the front door are a table, chairs and own barbeque, together with deckchairs for use in the cottage garden which overlooks the millpond. At the end of the garden is a path which leads to the small private bridge which takes you onto the river island proper and to the 18 hectares of meadowland and small formal gardens. A gentle walk of 20 minutes will take you to the ancient dam at the south end of the island which controls the water level in the mill leat. |

Surrounding Area: The Save Valley is wide with good arable land and is bordered to the east and west by rolling hills. The fields of sunflowers in the summer are a wonderful sight. From the entrance to the Mill, the Pyrénées can be seen to the south. The nearest town, L'Isle-en-Dodon, is 4.5kms away and is an interesting bastide town which has yet to succumb to all the pressures of modern life. With bars and restaurants, the town also has three bakers, two newsagents, two butchers, two banks, two chemists, range of other shops and a post office! It also has two supermarkets - one a convenience store and a larger Ecomarche on the Lombez road past the petrol station. Market day is Saturday. Toulouse, the "Rose City", and its international airport are an hour's drive. Further afield but within easy driving distance are the cathedrals, museums and historic buildings of Auch, Foix, Tarbes, Carcassonne, Mirepoix, Albi, St Lizier and Lourdes. The Atlantic and Mediterranean coasts are two and a half hours drive and Spain, via the valleys of the Aure and Louron, is a couple of hours down the road. There are skiing resorts within an hour and a half of the mill. |
