The property: The house is a newly built two storey quercy style house on the edge of the village. The upper floor is undeveloped so the living accommodation is all on the ground floor. This comprises of a large lounge/dining area leading to a separate newly installed modern kitchen with electric oven and gas hob and plumbing for dishwasher or washing machine. The two double bedrooms are separated from the living area by the bathroom and separate toilet. The spacious bathroom has a bath with shower, a washbasin and toilet. Between the two bedrooms there is a cellier (storage/larder) plumbed for a washing machine. The property is also connected to mains sewers. The attached garage has internal access from the cellier. All the floors are tiled and the property benefits from lots of large double glazed windows and a very high standard of insulation. The internal walls also incorporate sound insulation. |

Outside Area: The house stands in its own grounds 5000m² which are mainly grassed but we are in the process of establishing a garden and if anyone would like to grow their own vegetables they are more than welcome. The rear patio faces southwest and looks across open fields. The front of the house overlooks a walnut grove and is set back 20 metres from a quiet country road. |

Surrounding Area: The property is on the edge of the small village of Auniac which has a junior school, two boule courts, a restaurant and bar which is also the “depot du pain” so not far to walk for your fresh bread every morning. There are no adjacent properties the nearest neighbour being 100 metres away. The main occupation of the area is agriculture and a lot of maise, tobacco, sunflowers, strawberries, garlic, lavender and lots of walnut groves are grown. The nearest place is the pretty market town of Gourdon which has three large supermarkets, a DIY store, cinema, English speaking doctors, a hospital, pharmacies and lots of bars and restaurants, in fact Gourdon has everything required for modern day living. Travel Links: Gourdon is on the main Paris/Toulouse railway line and is only 20 mins from the A20 motorway. There are several airports within 2hrs drive :- Toulouse, Rodez, Bergerac, and Limoges, and a new airport near Brive is under construction and should be open by the end of 2008.
