The property:  Set in the tranquil countryside, in the heart of the Guyenne, l'Oreade du Verger overlooks sunflower fields, gently sloping hills and the small village of Roumagne. It is completely self-contained with its own entrance and private fenced garden.

The gîte has been designed to make the minimum impact on the environment. Thanks to the high level of state of the art insulation materials used in it's construction in 2005, the gîte is easily heated and remains cool in summer. All hot water and the underfloor central heating is provided by a very friendly geothermal heating system.

The lounge area is a triumph of open plan living incorporating the kitchen. It is equipped with a 3 seater sofa and two armchairs, TV, DVD player, and Hifi with CD sound system. Dining area is equipped with a table (can be seated for 4 to 6) 4 chairs and 2 extra seats. The kitchen is fully fitted with oven (with child security), microwave, Fridge/freezer, electric hob, dishwasher, washing machine, iron and ironing board.

Beside there is an outside drying area and there is a tumble dryer if required. The entrance opens onto a hall with access to the first bedroom furnished with a large wardrobe, a desk and a bed 160 X 200 (possibility to make twin beds 80 X 200) and to a shower room (shower thermostatic tap) basin, toilet and radiant towel dryer. The second bedroom located on the first floor is also furnished with a wardrobe and twin beds 80 X 200 (possibility to make a double bed (160 X 200).

Unlimited wireless Internet can be proved.

At just 2 kms from all the services you require, banks, post office, doctors, butchers, bakers, bar, supermarket, schools.. you'll have the opportunity to enjoy " la douceur de vivre" of the region.

We are French but we know enough English (please forgive the mistakes) to be able to welcome you and to offer you any advice / help you may need.

Outside Area: Large patio doors open onto a beautiful terrace and a private fenced garden (equipped with barbecue, table and garden furniture).

The swimming pool -10M X 5M  (1 to 2 metre depth) - with security alarm and roman steps  is equipped with loungers and parasol, and is only shared with the owners.

4 adults bicycles can be provided for free. 

Ping pong table and outdoor games are at disposal.

Surrounding Area: The gîte is an excellent base for exploring South West of France.

The area provides tennis, cycling, horse riding, golf (clubs at disposal for free at the gîte) canoeing, pedalos, flight in balloon, air sports...

The region has an abundance of interesting places to visit amongst the most famous in France: Grottes de Lascaux, Sarlat, Monpazier, Monflanquin, Bergerac, Duras... Besides the "bastides" and beautiful scenery, there are colourful local markets every day of the week somewhere around. In Miramont de Guyenne it's on Monday and in Eymet it's on Thursday all over the year.

It's also a region for Gastronomy which, besides 5 different vineyards not to mention the "Bordeaux", offers produce such as "Foie Gras, 'Confits", "Pruneaux d'Agen" and we are fortunate too in having a wide selection of famous restaurants close at hand.

Other comments: This property is also available for summer holiday rentals.

Pricing Info: 650 Euros per month - minimum 2 month rental (650 Euros)  including everything (water, electricity, heating...). Deposit (25%) required to confirm booking and monthly rental payments in advance. Deposit security of 500 Euros is payable on your arrival.
