The property:  The cottage is a well restored stone built Gascon farmhouse attractively furnished with many antiques.   It is set at the end of a one kilometre track and has fantastic views over fields of vines, maize and sunflowers. Although only two kilometers from a thriving village, it offers complete peace and tranquillity.

Downstairs is the salon, with French windows on to a small walled garden, there is satellite TV, DVD and video; the dining room and the modern kitchen, with new cooker, halogen hob, dishwasher, microwave and fridge; with door on to the terrace with table and chairs for eating out.

There are two staircases, the first leads directly to:
Bedroom 1: the master bedroom and ensuite bathroom with bath, separate shower, basin and W.C., this twin bedded room faces south and west and has magnificent views.  

A separate staircases leads to:
Bedroom 2: large 6ft double or twin beds, this is a lovely big room.
Bedroom 3: smaller twin bedded room + cot.

There is a separate laundry room with washing machine, tumble dryer, iron and ironing board.

Outside Area: The house has its own private walled garden and shares over a hectare of delightful mature garden, with the owners whose house is nearby. However the owners are almost always away when the house is let. The garden is considered one of the finest in the area and garden lovers are especially welcome.

Surrounding Area: The nearby village of St Puy supplies all amenities, butcher, baker, small supermarket and a restaurant in the central square. The historic château de Montluc overlooks the village and is well worth a visit to sample their wines, champagnes and Armagnac.

Most of the surrounding small towns have wonderful markets. Fleurance (approx 14 kms) is one of the best. 

The beautiful cathedral town of Condom is close by where you can hire a boat and explore the river Baise. 

For culture lovers there are many old abbeys and châteaux in the area as well as the famous fortified villages or bastides, fought over for centuries by the French and English, but now serene and unspoiled. For the more energetic there is boating, canoeing, bicycling, golf, riding, fishing and wonderful walks along the Pilgrim Route to Compostela.

Pricing Info: Winter lets only 1st November to 31st January price depends on length of rent. Lets of one month 800 euros, 3 months 650 euros per month. Non refundable deposit 25% of rent. Damage deposit £150. Both payable in advance. First month’s rent to be paid 6 weeks in advance, the rest on 1st of each month. Payment may be made in pounds or euros.
