The property:  Hazelnut Cottage possibly dates back to the 18th Century and was probably once a barn which was converted in the 19th Century to a house with large stone fireplace and large stone sink. The beams and some of the stone walls have been left exposed in the recent renovation and it has a wonderful historic feel but with modern insulation and creature comforts!

The cottage is on three levels. The top floor has a superb luxury double bedroom (large antique double bed 180cm x 200cm) and large bathroom (bath, basin, WC, heated towel rail)

The middle level (with access to the lane via stone steps) has a large (approx 35m²) lounge with ancient open stone and brique fireplace with Jotul woodburner, ancient stone decorative sink, large double (180cm x 200cm) sofa bed, two comfortable chairs, large coffee table, antique cupboard with games and books, TV (French and foreign channels via satellite.), DVD player, Video player. Computer with unlimited Internet access. Two steps lead down to Dining area with table and chairs for 4, fridge/freezer, antique jam cupboard with all cutlery and crockery, glasses etc for 6 – open plan Kitchen area with shelving, Single sink and drainer, Dishwasher, Gas Cooker, Combi Microwave/Oven, Extractor Hood, all pots and pans and utensils – and a feature wall fresco of prehistoric animals, plus large painting/clock by Vincent Rougier.

On the lower level is a utility room with hot water tank, sink unit, shelving with cleaning materials, Washing machine. Behind this is a lobby off which is the Twin Bedroom, a separate WC and Shower and storage area.

From the first and middle levels are views of the garden and of the neighbours chickens and ducks with glimpses to fields and the other properties in the hamlet.

A newly constructed solid wood-framed 6m x 3m above ground pool with decking terrace is available in the summer when the weather is warm enough to make bathing comfortable.

Outside Area: Approx 700m² garden with mature trees, bamboo, fenced, with gravelled paths and terraces for sunbathing or sitting in the shade of the Hazelnut tree (from whence the name of the cottage!) Sunloungers, BBQ, Table and chairs supplied.

Surrounding Area: The surrounding area has mixed farms, a few vineyards, lots of oak and pine woodland with paths for walking/cycling etc. The nearby village has a bakery with small grocery, a bar/restaurant, a Post Office, and a junior school. It is an easy 20 minute drive down the nearby N21 to Bergerac, or about  the same distance north to Périgueux.  

There are weekly markets in most local towns, an Intermarché supermarket within 10 mins drive at Vergt and a variety of other supermarkets at Bergerac/Périgueux.

Périgueux boasts new superb museums, the new Versuna museum of Roman history, the original museum of prehistory/art etc and at Les Eyzies is the National History of Prehistory. The Dordogne is known as the land of 1000 Châteaux, they dominate the river, nestle in the countryside, preside over towns – if you like medieval history then the châteaux and bastide towns will give you many weeks of pleasure. Both Périgueux and  Bergerac offer medieval pedestrianised areas and in Bergerac old town there is the quay where boat trips can be taken along the river Dordogne and where you can learn about the local wine in the superb CIVRB premises set around the converted cloisters overlooking the river. There are rowing and canoeing clubs, walking groups, art lessons and language classes galore – plus of course a selection of wonderful restaurants in town or in the countryside.
