The property: “Delice du Berger”, is all on garden level with tiled floors and is bright & sunny with superb views onto the enclosed, established gardens on the SW side. Semi-glazed door opens into charming kitchen/diner in shades of pale blues & yellow with a fully fitted kitchen on the left providing a full gas oven/hob, microwave, washing machine, & large fridge with freezer section. On the right of this room is the dining area with a Henri II table, chairs & suspended light - the open fireplace there could warm any very chilly night although the central heating is most adequate with big traditional radiators in all rooms. Next to the kitchen/diner is a huge bedroom (40m²) with comfortable Kingsize bed with Sprung mattress & plenty of storage with bedside tables, large dressing table & wardrobe & 2 seater sofa. There is also a walk-in cupboard with some extra storage, which is home to the boiler. A suspended Mosquito net sits over the bed & although not prone to this insect, it is merely decorative although of course practical! Looking upwards is a superb wooden pitched ceiling with stellar patterns achieved by mini downlighters - you have to come and see these for yourself! 2 huge radiators heat this room. To the West side of “Delice” & just off the conservatory/lounge is a small shower-room (with electric heater) & a separate wc. The conservatory serves as the living room and has a 3 seater leather sofa suite & 2 comfy armchairs & coffee table & attractive pure Wool rug. There is a music system with CD/radio & if required, we can supply a TV/DVD. To the right of the conservatory is a smaller bedroom with 2 single beds (can be made into double) with overhead “Art Deco” lights, bedside table & Pine double wardrobe & full length mirror. A large central window opens out onto the garden. Again there is a c/h radiator in this room. 5 Mill gîtes available year round offering 2 semi-detached 2 bedroom gîtes "La Terrasse” & “Delice du Berger” and a 2, 3 and 4 bedroom in the Mill itself. The friendly British owners & their teenage children live year round in the Millhouse & will be pleased to welcome you to their idyllic setting and make you feel at home! Outside Area: To the West of Delice is the most attractive, established gardens, mostly lawned with a 10m x 5m fenced swimming pool to the far side, a Rose garden, and many trees including Apple, Plum, Fig & 2 cherries. For the youngsters amongst you is the childrens’ playground with slide, see-saw, swings and large sandpit Just outside your home is a wooden pic-nic table & BBQ and a couple of loungers for those warmer, balmy days where you can enjoy the shade of our 2 Cherry trees. Beyond the enclosed garden a gate opens into our woodland, particularly pretty in the Springtime, and where you can gently stroll down to the river banks – a couple of pic-nic tables have been strategically placed to appreciate the peace & tranquillity you will find here! The garden to the SW of both “Delice du Berger” and the adjoining gîte, “La Terrasse”, also with 2 bedroom and bathroom, are enclosed by walls and fencing so very safe for younger children as well as our 4-legged friends. And just to the South of “Delice” you will find your own private parking! |

Surrounding Area: Le Moulin du Champ is situated in a small valley between the 2 little villages of Romegoux & Geay (PO & Bar/basic shop) & Nursery and Primary Schools. Beurlay, 4kms, has a P.O., Baker, Bar/Café/Tabac as well as a local “Relais Routier” which serves an excellent 4 course meal with wine for Euros 10! St. Porchaire is nearby with a local Supermarket, Petrol station, Chemists, Doctors, Dentist, weekly Market, Restaurant. There is a good choice of excellent restaurants locally and at Saintes, a lively town just 20 mins away is a lively town with excellent shopping, many restaurants, bars & clubs, Roman Amphitheatre, local Clubs & Tourist Office. By the way Saintes is twinned with “Salisbury” in England and just this year celebrated its 10 years’ association. Furthermore, there is a newly renovated Theatre in the centre of Saintes with an occasional film in English (French sub-titles!) as well as a variety of plays & music events. Saintes also has a good daily Market (except Mondays) and a big “Foire” once a month. Perfect for buying a wide range of delicious fish & shellfish. Locally can be found Tennis courts, Cinema, & indoor swimming pools at both Saintes & St Jean d’Angeley (25kms) and horse-riding schools within 15 mins. The tidal reaches of the Charente River are a mere 5 minutes away as it flows from Cognac, via Saintes and down to the Estuary at Rochefort. Cognac, about a 45 min. drive, is well worth a day out to sample one, or more!, of the several old Cognac producers such as Hennessey, Courvoisier, Remy Martin and Ottard. Closer to home is good walking near to the canals & perfect for birdlovers as there is an abundance, including Herons, Storks, Kingfishers to mention just a few. Cycling is also very pleasant as is very gently undulating & the countryside is mostly filled with cereal crops, Wheat, Barley, Raip & Sunflowers in the Summer.
