Long term rentals in France - long winter lets

 Guidance Notes - Application Form.

Important.
Please bear in mind the market you are aiming at. Many long-term lets will be taken off-season, therefore adjust your text correspondingly. Photographs should ideally include internal shots, wood burning stoves etc.
An advert for long-term lets should have different content to an advert for summer holiday lets.

Please find below guidance notes for some of the data asked for on the form.

Area:  Please indicate which area in the department your property is.

Rent per month: Please enter a price here and indicate whether it is in Euros or UK Sterling. We discourage ‘P.O.A’. as this is not helpful in getting tenants to enquire further. An indication e.g. 500 to 800 Euros per month is more useful.

Min. rental period: We market properties with a minimum of a 1 month rental. You can of course state a different minimum rental if you so wish.

No. of bedrooms: Show number and type of bedrooms here e.g. 2 double, 1 single, 1 twin.

Sleeps: Show the number of adults and number of children that your property can accommodate. If your beds are all full size and suitable for adults then restrict the number to adults.

Summary description of property: This text will be on the summary page under your region with your chosen thumbnail photograph. This is what the prospective tenants will see initially so you need to grab their interest. It needs to read well. Please limit the number of words here to a maximum of 60.

Description of property: Please give the name of your property if you want this shown as the heading for your page, also include the full details of the interior and exterior style of the property here. This should ideally include such things as the type of furnishings, number of floors, number and type of rooms on each floor, interior decorative style, type and approximate age of the building, its position and if there are any views.

Description of outside area: Please describe any outside area that the property has, be it a garden, roof terrace or balcony etc. Include details of any outdoor furniture, pool, outbuildings and whether there are views.      

Description of surrounding area: Give details of local villages / towns and markets, type of countryside and cultural attractions such as museums, chateaux etc. Also, please provide details on any sporting activities that are available in the area: walking, swimming, cycling, horse riding, canoeing, skiing etc. Are you near beaches, mountains, lakes, rivers etc.?      

Heating system: This is very important for winter lets. Please specify all the methods of heating that your property has e.g. oil fired central heating, wood burning stove, open fire etc.

Distance to nearest: Give distances in kms. Please also name the nearest village/town and airport.

Suitable for children: If the property is not suitable for children for whatever reason, or if you just do not want children, then do not tick this box.

Pricing info: Include any further details on pricing e.g. different rates for different periods, are utilities extra, are logs included, do you provide linen at a charge, how do you want paid, what deposit is required?

Availability: Please show periods that the property is currently available. This will be used on your Availability Calendar if you have chosen to have one.

Contact details for prospective tenants: Please fill in this section unless you decide you want to use our ‘Postbox’ service (see below). If you enter a website here, we will provide a link to it. 

Postbox service: If you choose this service then the ‘RentaplaceinFrance.com’ contact details would replace yours on the website. We would then pass on any communications to you. This can be useful if you are difficult to reach or want to preserve your anonymity. This service is charged at £24 P.A.

Photographs: Please describe the photo that you would like used on your summary page as the thumbnail photo, otherwise we will use your first photograph. This will be linked to your full property page and to a larger image of the same photo. You can send us up to 6 photographs per property, either digitally as E-mail attachments, or as standard photographs by post. We will of course return any posted photographs back to you once we have used them. Alternatively, we can take the photos straight from your website if you have one. This is the easiest option. If you are E-mailing photos please try to ensure that they are in JPEG format, with a max file size of 40KB. We will optimise them for website use.

Returning the form: Please ensure that you have checked the content for errors and that words total no more than 1000 for description of property, outside area and surrounding area. Finally, send us another E-mail with up to 6 attached digital photographs.
