Description of Property:   Built in 2005, to modern French insulation standards, the house is constructed from typical local materials (wooden shutters, tiles..). It has been designed and furnished for comfortable year round living, as it will eventually be our retirement home. There are 2 bedrooms, two bathrooms, a balcony, roof terrace, garden, garage and parking.

The living area of 55m² is on the first floor:

Stairs from the lower floor front door lead to the balcony, from which sliding glass doors with shutters, open to the reception room. Spacious room with views to the sea. Lounge area includes a sofabed, 3 armchairs, 2 coffee tables, lamp and fan. Sideboard has storage, flatscreen TV, skybox with UK channels, CD and DVD player and ipod station. Dining area seats 6. Well-equipped kitchen with high quality appliances: induction hob, pyrolitic multi-function fan oven, built-in microwave, dishwasher and fridge-freezer. Good range of crockery, cutlery, glassware and cooking utensils, suitable for preparing and serving any type of meal.

Bedroom 1: double bed, wardrobes and cupboards and a shuttered door, which opens onto the garden.

Bedroom 2: 2 single beds with space around each one, wardrobes and cupboards and also opens onto the garden.

Shower room 1: roomy fully tiled shower with glass door, toilet, and vanity.

Lower floor:

Front door and stairs to the balcony.

The 32m² garage is under the balcony, with room for a car, bicycles, beach toys and storage. There is an internal access door to the stairs. Washing machine and water tap with hose.

Shower room 2 is off the garage. It is a fully tiled wet room with shower, toilet, large basin and hanging rail for dripping wetsuits etc.

Outside Amenities:  25m² south facing balcony opening off the lounge area. Dining table and chairs, sun loungers, sun umbrella, and local style built-in barbecue. Panoramic views over the village to the sea and mountains. Outside tap and power point. We use this area throughout the year.

Courtyard garden: 50m² total. Paved area with table and chairs, sun umbrella, and sun loungers. Stone steps up to raised sloped garden area planted with local species including aromatic jasmine and honeysuckle, and producing fig and lemon trees. Automatic irrigation system. Outside tap with hose, and power point.

These 2 outside areas have opposite aspects, which we have found ideal for choosing the right spot to suit your desired sun/shade/sheltered/open requirements.

From the courtyard garden, stairs lead up to the roof terrace, which has stunning panoramic views over the village to the sea.

Outside the garage and front door is a large marked parking space.

Surrounding Area:  St Pierre has a permanent population of about 4,500 and a good range of services and facilities.

The sea and etang provides for all types of water-based activities: fishing, sailing, windsurfing, canoeing, kitesurfing and swimming.

St Pierre sports centre includes tennis courts, a community building and an etang which is ideal for learning watersports. The instructors speak a range of languages fluently, including English. Kit hire is available. St Pierre and surrounding areas host a number of major championship events. Sail and motorboats can be hired at the small marina.

The reserve bordering St Pierre, the ‘Massif de la Clape’ is cloaked with pine and olive trees, wild rosemary and thyme, and features rocky peaks and outcrops and vineyards. It is a popular recreational area for climbing, mountain biking, walking and wine tasting.

A choice of restaurants and pavement cafes are within walking distance of the house, and wine shops offer quality good value local wines ‘en vrac’. Community activities continue throughout the year and the locals are very welcoming, keen to involve newcomers in their social activities, language courses and outings.

St Pierre is in the Aude area of the Languedoc region. One of the most diverse areas of France, the Languedoc offers mountains, lakes, rivers, and beautiful stretches of coastline; historic cities and fairytale citadels.

The ruins of Cathar strongholds contrast with the restored city of Carcassone. Cruise the Canal de la Robine from Narbonne, the oldest town in Southwest France, to the sea, or choose the Canal du Midi, a World Cultural Heritage site. The gorges of the Cevennes are within reach, as are the foothills of the Pyrenees. Join the Narbonne ski club and take their bus to a different ski field each weekend.

Snowsports and/or mountain enthusiasts please note; we also have an apartment in the Pyrenees, (Soldeu, Andorra), within walking distance of the gondola which runs winter and summer. The apartment is available for long-term let. We spent a winter between St Pierre and Soldeu, (3 hours drive apart), and had the best of both worlds; skiing and a touch of comparative winter warmth!

Heating system: Central heating (Individual thermostatically controlled convection wallmounted heaters in all rooms.). All upstairs rooms are heated with modern thermostatically controlled fixed electric wall heaters. Windows and doors are well fitting PVC double-glazed and have shutters for added warmth. The house is sunny and very well insulated. The garage and downstairs bathrooms are not heated but we have used these in the winter and found the insulation sufficient to keep the temperature reasonable.

Phone and internet (broadband speed) connected, charged at provider's price (currently €40). Our pricing in based on length of stay and time of year. For example, a six month winter let would be £500 per month, on a sliding scale down to a one month stay, which would be £885. A 6 month let including summer months may be £1400 pcm. Our house is very popular and so as at 22 January 2012, we only have one week left in October (6th - 13th) and from November 10th available for the rest of 2012.
