Description of Property:   The house is free-standing, with the closest neighbours, nice pensioners, living 100-200 meters behind our house, and quietly situated about 200 meters from the road between Cotignac and the village Carces 7 kilometers away.

This typical Provencal house built around 1980 has 2 floors, with a full equipped kitchen (table and chairs), one bedroom, and one big sitting-room with a big fire-place. From the sitting-room and kitchen there is direct access to the large terrace in front of the house, with a great view over the landscape below and 20-30 kilometres away. There is a toilet and a separate room for washing with shower and also a small room (store) for equipment. On the second floor one can find two bedrooms, another sitting-working room with a sofa, easy to change to 2 beds. There is also a toilet and a shower on this floor.

The house is fully furnished with pieces of furniture bought in Provence, pictures on the walls and with ordinary kitchen equipment, TV, radios, stereo etc. We have a big garage, typically filled with garden equipment, summer furniture, some toys etc. The swimming-pool, garden, and house are looked after discretely by a local gardener to the extent the tenant wants.

Outside Amenities:  In front of the house, with direct access from the living-room or the kitchen at the same level, is a big terrace with table and 6-8 chairs, a barbecue place and with this wonderful view. There is a swimming-pool 9x4 metres 5 metres in front of the house, from which you also have this wonderful view over a beautiful landscape also when swimming, and surrounded by a rockery, and where deck-chairs typically are placed during spring, summer and autumn (please see photos). To the right there are 50 vines, a hedge and roses. To the left of the pool we have an extra outdoor place with a rockery partly surrounded by a small wall, with table and some chairs. To the left of the house and around the pool is a lawn with some fruit-trees while the olive trees are to the left and behind the house.

Surrounding Area:  The village Cotignac is about 1000 years old and known for its beauty and authentic character. It is sometimes called “St Tropez of the central Var” but is not at all so touristic. There are about 2,000 inhabitants, some restaurants, shops of all kinds and an internet café. Every Tuesday there is a market at the central square with many visitors. Walking at various paths and roads is possible, while you have to go 5-10 kilometres for house riding and canoeing. A small river passes through Cotignac, with some bathing opportunities under a small waterfall. It takes 45 minutes to go to Gorge de Verdun reminding about Grand Canyon, US, with panoramic views and with opportunities for swimming and canoeing. It takes about 1 hour to drive to Frejus and other beach places at the Mediterranean. The distance to Nice is 120 km (1.5 hours by car), to Aix-en-Provence about 70 km, to St Tropez about 80 km and to Marseille about 90 km. The nearest golf course is 20 kms away at Barbaroux, close to Brignoles.
