Living room (25 m²): the fully-fitted kitchen contains tumble dryer, electric oven and fridge-freezer, with kettle, toaster and percolator. This area is illuminated by sympathetic recessed lighting The separately-lit dining area has a generous table seating 6. The living area has a 3-seater Italian leather sofa with matching armchair and an antique pine dresser. The gable end wall has been beautifully pointed to expose the original granite stonework. There are 2 radiators, satellite TV, a radio/CD player and 2 phone points. There is access to the terrace via a French window. There are charming views of pasture, woodland and river.
Terrace (10 m²): tiled, with garden furniture and balustrade. There is a stunning view over the river and courtyard.
The apartment is entered through a ground floor vestibule with storage, a washing-machine and an additional fridge-freezer. Adjacent is a tumble-dryer which will be made available if required. The staircase leads to a landing from which the three rooms are accessed.
Whilst the interior is completely restored, tastefully furnished and well-insulated, the exterior walls of the barn consist of the original stone.

An open-air swimming pool is 7 km away at Argenton-les-Vallées, where there are amenities, a cinema and a supermarket.
Bressuire (at 13 km) has a full range of shops, supermarkets, a cinema and a theatre, plus a new events centre with a bowling alley. Bressuire also boasts a sculpture park in the grounds of its 11th C chateau, from which a riverside walk, the Coulée Verte, is accessible. The following places of interest are all within easy reach: The Loire Valley (including Angers, Saumur, Chinon), Parthenay, Puy de Fou (theme park re-telling the history of the Vendée), Poitiers (and Futurescope), Nantes, Green Venice and the Atlantic coast. We can arrange visits to vineyards in the Saumur, Anjou, Layon and Muscadet regions.
