Description of Property:
L’Ancienne Sellerie is a stunning spacious terraced village house over three floors with flexible accommodation for 2-8 people. Awarded three stars by Gites de France for Meuble de Tourisme. It is available for winter lets for a minimum of three months between September and June. Monthly let’s available on occasions ( usually at short notice when free). It is the ideal location for experiencing life in a very friendly picturesque French village with good amenities and a thriving community life. Plenty of room for family and friends to visit if you are a couple looking for a long winter let . Within easy reach of the lovely village of Lagrasse (15 mins) Carcassonne (25 mins) and Narbonne (50mins)
It has four double bedrooms and three shower rooms, lounge, dining room/ kitchen, roof terrace on first floor with double doors from lounge and garage. Excellent free wifi throughout .
Floor space 124 m². All rooms have large double glazed windows with roll down blinds and decorative wooden shutters except one bedroom which has original windows and shutters with a charm of their own . Oil central heating throughout (new central heating boiler to be fitted July 2019) and wood burning stove. Free wifi. two TVs. Small utility room with washing machine. Tumble dryer and extra fridge in garage

• Dining room with arch though to kitchen – lovely old French dresser and large table with seating for 8
• Utility room with washing machine and tall fridge/freezer.
Second floor :-
• Master bedroom with double bed, large fitted wardrobe , drawers, dressing table, bedside tables etc. Recently fitted ensuite shower room with shower, washbasin and WC. 32 inch TV. Lovely views over tiled rooftops to the open hills beyond
• Two smaller double bedrooms, one with double bed and one with twin beds which can be stacked to use as a single room. All second floor bedrooms have village or country views

Each bedroom has a wardrobe or fitted cupboard, chair, chest of drawers, and hairdryer.. shower rooms have heated towel rails or radiator .

"Six Months in Montlaur
We arrived in Montlaur at exactly ten minutes past nine on the 4th October 2018, after a 7 hour drive, ending with the stunning scenery of the Gorges.
We were immediately impressed by the Church and the Mairie and the centre of the village , and even more so by Felicity and Peter who were not at all put out by our late arrival, and welcomed us with cheese and red wine!
The next morning I made an early visit to the village shop and was delighted by the way everyone in the village greeted me with "Bonjour ", and the helpful and friendly attitude of the people in the shop.
By the end of the first week the beauty of the village the comfort in the Ancienne Sellerie, Felicity and Peter thoughtfulness and the friendliness of the people in the village convinced us we had made the right choice for the next six months.
As time passed the attraction developed into a deep love of the area, the vastness of the sky, the mountains and vineyards,(and the wine) the beauty of the Cité and the exceptional kindness of everyone we met.
The Sellerie gave us a happy home for our stay, the people in the village are welcoming and the village shop and Tuesday market made life easy and enjoyable. Felicity and Peter are generous and thoughtful hosts.
We can whole heartedly recommend the Montlaur experience and are sure it will remain forever in your hearts"

Fantastic. A beautiful property set in a lovely French village. Peter and Felicity could not have been more friendly and helpful in settling us in for our 3 month stay. They introduced us to the community, village events and the local wine cave. Excellent wine. The Ancienne Sellerie is the perfect venue for exploring the area, within easy reach of the coast, Andorra and even Spain.
The property description was accurate, and house was clean, well maintained and beautifully apportioned.
We cannot wait to return and have recommended the Ancienne Sellerie to all our friends.

Best vacation ever! Property is located in a lovely small town with friendly citizens who are happy to see you. The local store has fresh, warm bread and croissants every morning and stocks everything that you could need including an excellent wine selection. There is a wonderful market once a week where you can get a pizza or grilled meat or poultry along with fresh vegetables, cheese, wine and other items.The property was convenient to everything there is to do and see in the south of France and we took full advantage of it during our 3 week stay. Felicity and Peter are the best of hosts. Always there when you need them but never hovering. They provided us with extensive information before our arrival to assist us in our trip planning and provided a comprehensive overview of the property upon arrival so that we were set to enjoy our time. When my French was not adequate to the task, they assisted in communicating for me. We would stay again in a heart beat and would strongly recommend them as hosts to anyone heading to this part of France.

"Attractive house, I was the only occupant for three months, but felt quite at home living there. My hosts Felicity & Peter were very thoughtful and introduced me to all and sundry whenever they got the opportunity, It is a very lively friendly village, even in the Winter there were lots of social events, I joined the local walking group, and went to yoga on Tuesday mornings. I had a first rate French teacher, arranged by Felicity who apart from lessons gave me lots of helpful advice when I travelled. I made friends and would love to visit in the Summer to see the village in all its glory. "

"We loved the house, it was spacious, clean, comfortable and very easy to live in. The terrace was our eating place of choice and was always welcoming, even when the sun had disappeared. Montlaur is a delightful village with a well stocked small supermarket. The area itself is stunning. Staying in September, we were lucky enough to see first hand the grape harvest. We will definitely visit again, both the area and the house. Thank you."

Integral large garage accessed from back of house with up and over door (1.8m headroom) . Two Bicyles with helmets may be available if booked in advance.
Surrounding Area: Montlaur is in the heart of the Corbières wine growing region of Languedoc Rousiilon - one of the sunniest places in France with over 300 days of sunshine a year. It is the perfect location for immersing yourself in rural village life as well as exploring the Cathar castles and enjoying this beautiful region rich in history. Two bicycles usually available free for guests' use ( at your own risk of course) if you notify us at the time of booking. Horse riding and trekking are available locally. Some of the major walking routes in the region pass through the village. There are many lovely places to swim in local rivers and lakes.
Montlaur, a small village of less than 600 residents, is a thriving little centre for the six villages in the Val de Dagne with a mini supermarket (with daily fresh bread and croissants) , butcher’s, pharmaciy, bread van, post office and a number of different wine producers providing wine tasting in the village. Market stalls with organic bread, local produce including fruit, vegetables, honey and cheeses, take place weekly in the main square in the summer . The annual grape harvest in late September is major event in the calendar.
Numerous fetes, concerts and village festivals take place in Montlaur and surrounding villages throughout the year. Here you can participate in village meals, make new friends and enjoy the entertainment. There is small children’s well equipped play area and pleasant park with a boules area . There is also a village school and three families renting the property (one Australian, one Spanish and one Canadian ) have sent their children to school here for a term for a total French immersion experience . Tennis court and yoga in next village.
Lagrasse (12km) is part of the Les Plus Beaux Villages de France association (The most beautiful villages of France). The village is famed for its 13th century abbey, medieval houses and streets, book and pottery fairs and concerts over the summer months, and a lovely 12th century hump backed bridge. It is good place to explore at any time of the year and has a number of good restaurants.
There is a country park with an attractive sandy beach and (supervised) lake swimming 20 mins away at Lac Cavayère. It has an O2 Adventure rope and zip wire course in the forest which is challenging for all ages.
Carcassonne (24km), is the second most visited French city, following Paris. It has an amazing walled and fortified city dating from the Middle Ages and is central to the Cathar history as told in the Kate Mosse books “Sepulchre” and “Labyrinth”. The castle has a complete medieval defensive architectural ensemble and is a Unesco World Heritage Site.
The Canal du Midi, also a World Heritage site, meanders through the region. The nearest section is at Trebes, twenty minutes away with the opportunity to take boat rides to Carcassonne and beyond. Alternatively you can relax in waterfront cafes and bars and watch the world go by.
The Cathar Chateaux of Lastours, Villerouge-Termenè, Termes, Quéribus, Peyrepertuse and many others are all within easy reach (between 30 and 60 minutes) as is Monsegur, the last standing point of the Cathars situated in the Pyrenees. Mirepoix is a lovely medieval town to visit en route to Montsegur. Rennes-le-Château receives tens of thousands of visitors per year being the location of an alleged buried treasure discovered by its 19th-century priest.
Minerve (45km) is a fortified village where the Cathars refused to abjure their faith and died singing at the stake. It is situated on a stunning gorge and is another of the Plus Beaux Villages de France. The village has many artisan craft shop and gives its name to the region’s famous Minervois red wine.
The longest and oldest carnival in the world takes place in Limoux (49km )from January to March over a series of Saturdays and Sundays with mystical masked “actors” parading through the town three times a day playing music, singing songs and playing pranks (all conducted in the ancient Occitan language).
The Mediterranean is less than an hour away with long sandy beaches and azure sea. Not to be missed is the beautiful town of Narbonne with its beautiful cathedral, famous 1901 wrought-iron and glass market, Les Halles, and wide promenades alongside the Canale de la Robine.
The nearest Ski Station is in the Pyrenees at Mont D’Olmes, One of our favourite things to do with visitors is a ride on the Yellow Train across the Pyrenees to Spain. It is just 75 minutes to the Spanish border an easy day trip to Girona and to the Salvador Dali museum in Figueres.
There is much more to see and do than can be written here and activities for all the family within easy reach including grottos and caves to explore, white water rafting, golf, aqua parks, Mediterranean gardens and a stunning African Safari reserve on the coast. Bedding and towels provided with one change. Extra sets can be rented. Washing machine and tumble dryer for laundry. Our cleaner may be available .
For all rentals up to three months there is a tourist tax ( taxe de séjour) of €1,10 per night per adult (2019 rates so may increase in 2020) . This is additional to the stated rent and will be added to the monthly rent ( eg 66€ for a 30 day month for two adults)
