Description of Property:   The house can sleep eight in four bedrooms, two double and two twin rooms and also has two bathrooms, but we only accept a maximum of 4 people renting the house for long let's, the extra bedrooms can be used for family and friends for short breaks. When just 2 people are occupying the villa we can let it for just 850€ per month plus utilities and tax de séjour (not including pool)

The house has a large open plan sitting and dining room plus a good sized, fully equipped kitchen with stainless steel range cooker, fridge freezer, dishwasher, washing machine, microwave, lots of storage, toaster and electric kettle. It has all the comforts of home with wifi throughout the house and Internet TV. (netflix , amazon prime etc just log in with your own account)

Outside Amenities:  Surrounded by a large garden with uninterupted views over open countryside There is an inground 4mx9m diameter heated swimming pool (closed throughout winter from October to end March, but available at extra charge on request in spring 300€/m maintenance charges not inclusive of heating ) Driveway with plenty of parking for several cars . Surrounding Area:  The house is set on the edge of the small rural hamlet of Puy de Brette in the Charente Maritime region of western France. A perfect central location for house hunting throughout the Poitou Charentes region. It is a short 15min drive to all conveniences in the town of Saint Jean d'Angely but due to the rural location, a car is essential to explore the region and all it has to offer.

Cognac with it's distillery tours and Saintes with its Roman ampitheatre are just a 30 min drive; La Rochelle with it's aquarium, shops and restaurants and Royan's La Palmyre animal park are just a 1hr away. There are hundreds of miles of beaches all within a 1hr drive. Bordeaux is just 1hr30. Closer to home there is the lovely market town of St Jean d'Angely with its twice weekly market, bars and good selection of restaurants and Cognac with it's distillery tours

Not inclusive of pool (300€ per month for maintenance and only at certain times of year, but not inclusive of heating),electric or water utility usage ( charged at rate set by the relevant supplier), local tax de séjour (1.21€ per adult per night) or wood usage (for you to pay and organise) Not available through July and August HOWEVER we do have other properties (no pool) in the area for annual all year round contracts. If you need 6 mths for example we can offer one of our annual contract houses if available and you can stay for as short or long a period as you wish with just 1 month notice.
