Description of Property:   The house has a spacious living area with a high beamed ceiling and wood burning stove which makes it beautifully cosy in the winter months. We have great views from the window across the stream and over the hills and valley opposite. You will love the modern shower room and the kitchen is completely and thoughtfully equipped.
The cottage is surrounded by wonderful walks from right outside the front door into the hills for miles; it always feels like a quiet oasis after a day’s sightseeing. The bread van comes each morning, so fresh bread is available every day except Wednesdays and various grocery vans visit during the week.
•Notes on accommodation: I have said maximum sleeping capacity as 2, however there is the facility to accommodate up to 6. Ideal for relatives and close friends to visit for short periods. The bedroom, being on the ground floor, is cool in summer, as the house is built into a slope, and is cosy in winter with the help of a wood burning stove and electric/oil heaters. In the bathroom the heated towel rails are available all year for drying towels plus under floor heating for colder weather. The house has home comforts, books and films which are available for guests to use. We regret that this accommodation is not suitable for toddlers or people with mobility problems. We request that guests do not smoke inside the house. Utility Room: Store Room: Fridge/Freezer, ironing board, clothes dryer, loungers for use on terrace, vacuum cleaner, extra crockery, Magimix food processor, all sorts of extras.
Towels and linen are included. We do hope that our guests will leave the property as they found it and pay for any breakages or replace.

Outside Amenities:  Double doors from the living room lead out onto a small courtyard which is a real sun trap and there are sun loungers available in the store room for those beautiful summer and winter sunny days. This space is ideal for eating al fresco with a little bistro table with 2 chairs to enjoy breakfasts, lunches and romantic dinners. There is the facility to hang out washing with a foldaway washing line.
We often take the sun loungers in the car up to the dam just out of the village and stretch out for a nap!

Surrounding Area:  The area around our home is totally unspoilt. There are beautiful hidden swimming holes within easy walking distance of the house and several swimming lakes nearby; also Carcassonne has a lovely lake with supervised swimming areas and good facilities. There are so many activities to experience and interesting historical Cathar places to explore. The countryside of the Languedoc is incredibly diverse with breath-taking views from the mountains and dramatic waterfalls and then of course the beautiful Mediterranean vegetation of vines, olive trees and thin cypress trees. There are hiking, cycling and horse riding possibilities nearby and canoeing not far away too.
Labastide-en-Val is an hour from beaches near Narbonne and Gruissan and lovely little gems like Bages, Peyriac de Mer and La Franqui- Plage.
Barcelona is just 3 hours away – 299kms.
Lagrasse, 14 minutes/15kms. The village is famed for its Abbey, Medieval houses and streets, book and pottery fairs over the summer months, and a lovely 12th century hump backed bridge. It's a good place to explore anytime of the year and has a number of good restaurants.
Toulouse, Blagnac Airport and Montpellier are approx 90 minutes away. A car is essential in this area, and all car hire companies are represented.

A booking deposit of £100 is required at the time of booking and a refundable security bond of £200 when balance is paid. This will be returned within 2 weeks of your return on the understanding that you have left the property as you found it.
All taxes, electricity, water and internet are included. Telephone, wood for wood burning stove, heating oil, and gas are excluded. All linen is provided but renters are responsible for laundry, house cleaning and minor maintenance.

Availability: This property is available year round for longer lets.
