Description of Property: The house is most attractive, with exposed beams and numerous architectural features attesting to its centuries-old age. The accommodation is very spacious and airy, with a large salon and dining room on the ground floor, and another large salon on the first floor. Each floor has a kitchen. Both kitchens have an oven, hob, and microwave. There are two double bedrooms, one on each floor, and two twins, again one on each floor. The lower two bedrooms are ensuite, and the upper two share a bathroom. No two bedrooms are adjacent. There is a further toilet outside. All bedrooms have good storage. There is French and UK TV and HiFi on both floors, a DVD and IPhone station. There is wifi throughout the house. The house is very suitable for three generations or two families. In the winter, either floor can operate as a closed unit to keep heating costs down.
Outside Amenities: The garden is private, and well stocked with flowers, shrubs and herbs. There are several terraces or courtyards where one can hide away for the afternoon snooze! The pool area is fenced and childproof (up to 5 years) with a shower. There is sheltered and enclosed parking for up to 2 cars, and more space on the square outside, accessible through a locked door. The upper terrace is large, with sun or shade and with lovely views. There are enough relaxers for 8 and chairs and tables for 8 in three different locations. There is a brick-built BBQ and a portable one.
Surrounding Area: The hamlet is very quiet and peaceful. The nearest village, Lezan, is 4 kilometres away, with a good small supermarket, two bakers, and other shops and bars. Anduze is a lovely market town with good restaurants and all amenities. There are lots of leisure activities in the surrounding area. There is a network of walking paths, horse-riding, and archery in the vicinity, and golf and canoeing within easy reach. There are numerous restaurants, crafts, and vineyards for tasting in the surrounding area.
Le Mas du Coq is within one hour's drive of Nimes, Uzes, Montpellier and the Languedoc-Roussillon beaches of the Mediterranean. Anduze is the point where the Cevennes range meets the Languedoc plain. It has been designated an areas of world environmental importance by UNESCO. The area is excellent for walking, and the house is well supplied with maps and reference books (birds, flowers, French).
