Description of Property:
The house was renovated in 2016 in a modern industrial style, retaining the original metal beams and reproducing a roof in keeping with the design. The front has been panelled with green cedar wood.
There are glass doors along the front of the property, which give wonderful views out towards the hills, the large sliding doors in the dining area and bedroom 1 slide into the wall to allow full opening into the garden. Electric Velux windows with shutters run along the back of the property to give extra light (windows close automatically when it rains).
Inside you will find a stainless steel well equipped kitchen, large farmhouse dining table, with seating for 8 and spacious sitting area with 3 large sofas (one a sofa bed). There is an office area, Wi-Fi connection with several USB points throughout.
There is a bathroom with a large bath (with shower attachment) a large shower room next door to the main bedroom and a second bedroom which can house either a double or twin beds plus room for a cot if required.
Flooring is wood throughout with the exception of the kitchen, bathroom and shower rooms which are traditional French ceramic tiles.
Heating: High quality electric heating system + wood burner.
Equipment and linen:
This is our family's summer home so we hope that everything you require is available.
Towels, tea towels and bedlinen are kept in the linen cupboards in the hall and bathroom.
There are three well stocked book shelves in the living area, a varied collection of DVDs, CD’s and CD player plus an internet radio with Ipod docking system.
A landline telephone is available.

Outside Amenities: The garden is private and secure. it looks out towards the hills and mountains of the Montagne Noir. A large terrace with tiled area containing a pergola and canvas canopy gives a shaded area for outside dining on warmer days. The swimming pool will be covered in the winter months. Beyond the swimming pool, there are olive trees, many different plants and a natural well which create a spacious natural Mediterranean style garden . There is a swing play area for children or adults!
A gate with access to secure parking area is situated at the end of the garden.
Garden chairs, tables and loungers are kept in the pool shed.
Surrounding Area: Felines Minervois
A village nestled at the edge of the Montagne Noire, in the Minervois, an area of outstanding beauty, surrounded by vineyards and garrigue, with its abundant wildlife, and with views towards the Pyrenees.
Felines is a very artistic village and the residents very friendly and inclusive. They frequently produce many interesting events. Nearly every weekend there will be something advertised, films, art exhibitions, markets, poetry, plays and of course fetes, they love to party.
The village shop (epicerie) has an excellent range of goods - fresh cooked meats, bread, croissants and tarts.
A bakery (boloungerie) van delivers daily right outside the house.
There is a bar and the epicerie has outside tables and offers coffee and croissants on warmer days. A pizza van comes to the village on a Wednesday evening.
A fish and butchers van comes to the village weekly on a Wednesday and Thursday morningy.
There are many really good restaurants nearby, (recommendations in our house file on the book shelf).
Almost every day there is a village street market selling locally grown seasonal produce and, of course, wines galore.
Close by are the historic towns of Carcassonne, Narbonne and Minerve, the Mediterranean coast, the Canal du Midi, and Cathar towns and castles.
Opportunties for walking and cycling are numerous (books and information of walks and cycle trails + places of interest are in the felt file box).
