Description of Property:
L'Atelier is a charming gîte which sleeps 5, and has ample living space divided over two floors. To the front and the left hand side of the house the rolling Périgord fields provide a stunning backdrop when enjoying a coffee or apéro on the covered terrace to the front.
The property is entered through the front door by the covered terrace. The tiled entrance hall leads to the carpeted lounge on the left which has a comfy leather sofa, reclining chair, flat-screen TV with UK Freesat and French television and DVD player. There is a table and 4 dining chairs, and a large wood burner. A selection of books, and DVDs are provided. French doors lead to a side terrace.
The large kitchen with breakfast bar is accessed through two double doors from the entrance hall. There are ample storage cupboards, as well as a gas hob, electric oven, microwave, dishwasher, under-counter fridge and separate freezer. Ample crockery, cutlery and glassware is provided, as well as ovenware, pans and other kitchen aids which make your self-catering stay less of a chore.
From the kitchen a corridor leads to the ground floor bathroom with walk-in shower, wash basin and toilet. Next to the bathroom is the laundry room which houses the washing machine.
One of the double bedrooms is on the ground floor, accessed through the kitchen. It has a double bed, wardrobe and set of drawers and due to its proximity to the ground floor bathroom is it ideal for people with limited mobility or those that find climbing stairs difficult.
The stairs to the upper floor are situated in the entrance hall to the right of the front door. A large open-plan mezzanine leads to the master bedroom on the left, and the single bedroom and bathroom (with bath, wash basin and toilet) to the right. An office desk and chair is situated on the mezzanine, as is a comfortable chair, coffee table and bookcase for those who want to escape the hustle and bustle for a bit and sit and read, or need to check their emails during their stay.
All upstairs rooms have Velux windows with views to the countryside to the front, or the garden at the back.
L'Atelier is eminently suitable for dogs, and up to two well-behaved dogs are allowed to join you on your holiday free of charge. The property itself is strictly non-smoking, smoking is permitted outside. We do not accept cats for hygiene and allergy reasons.

Outside Amenities: The garden is completely enclosed with fences and hedges. The gravelled drive from the road leading to both La Fermette and L'Atelier is shared with other guests. A gate separates the main drive from the one belonging to L'Atelier, which is for private use of its guests and provides ample parking, either on the drive itself, or in the covered open garage/outbuilding at the front. And, of course, the garage is available for use by guests.
At the back of the property is an enclosed garden, with an above-ground private pool (3.5m x 3.5m) which is accessed by a small set of steps leading to a large decked area with sun loungers, making it ideal for sunbathing and having a quick dip to cool off (mid-July to mid-September only). A gas barbecue is provided for use. A shared shaded and tranquil play area has a double-swing set, as well as a sandpit and ample room to play badminton or other games. It is also enclosed with hedges and fences.
Surrounding Area: The gîte is situated in a very quiet, rural location. The hamlet of La Vigne is close to Sarrazac. The nearest shops are 10 minutes by car, and own transport is essential. Please note that most tourist facilities and main restaurants are closed between the months of October and May, some opening again in April.

Only 3-month maximum contracts will be available at a time, with the possibility of extending to another 3-months, thus 6 months maximum in total. Each agreed rental period must be paid for in full in advance, with additional charges invoiced separately as used. One month's rent is required as a security deposit. Higher seasonal rates apply during the months April through September.
This property is available for weekly summer holiday rentals.
