Description of Property:
The Mill is approached by a driveway which leads into a large private parking area (approx. 8 cars). This leads to a large enclosed gated entrance which once inside gives you complete seclusion and privacy. It certainly has the Wow factor as you look around. The main house stands proud at the far side of a large gravel area. To the left as you walk in is a garage and large bread oven which I am sure was very active in its day.
The main house is accessed by stone steps to a pretty stone terrace, a nice cool place for coffee on sunny days. Then on to a long south facing terrace with two accesses to the house.
The ground floor is completely open plan with a huge lounge area and feature inglenook fireplace at one end with a large woodburner. The lounge is divided from the kitchen area by an imposing oak staircase leading to the first floor.
The kitchen units are hand painted in pale cream with a deep pink tiled work surface. There is a double electric oven, ceramic hob, Bosch dishwasher and integral tall fridge freezer. The kitchen leads to the dining area with its large windows on two sides overlooking the river, weir, decked area and swimming pool. There is also a downstairs WC/cloakroom.
The wide oak staircase heads to a long wide landing area with three good sized bedrooms with plenty of cupboard space, all carpeted and decorated to a good standard. The master bedroom has French windows which lead to a Juliet balcony with views to the river , weir and pool, and has an en-suite shower and WC and fitted wardrobe. There is a further family bathroom off the hallway.
The heating throughout is electric. Below the main house there is a workshop and utility room with adequate storage space and pressurised water system, as the main supply to the Moulin is from a Spring. We have
the certificate from the laboratory to say that it is fine to drink. The Moulin also operates a small waste water treatment plant.
Outside Amenities: Outside, there is a wooden bridge which leads over the mill stream to an island which contains the swimming pool (11 x 5 metres) with roman steps. There is a decked terrace over-looking the weir with the original gate machinery still in place. A lovely place to sit in the evening and watch the sun go down. You might even see a kingfisher.
Keep to the left of the mill stream and you walk along the bank into the formal garden, laid out in a cross with a flower bed in the middle. There is a small pond and bridge overlooking the weir. There are many mature shrubs which are a haven for bees etc. in the late spring and summer. Walk through the garden and you come to the meadow which is kept fairly natural to attract the wild life to the river. In all there is around 260 metres of river frontage.
Surrounding Area: The hamlet is small, only six houses, and the Mill has its own private drive so is not overlooked. The surrounding area is mainly farmland with grazing for cows. There are many walks along the river or through the woods/fields nearby. The Mill is only 3 minutes drive to the village where there is a supermarket, bakers, bank, café and tabac, and is 15 minutes drive to Uzerche where there are larger supermarkets, library, banks, train and bus stations. The nearest train station is Vigeois only 5 minutes drive away which gives you access to Brive and Limoges. The airport of Limoges is 50 minutes drive and Brive/Dordogne about 35 minutes drive.
