A detached family villa with magnificent views in a quiet and tranquil neighbourhood of Aix en Provence. Fully modernised and set over 2 floors, the 3 bedrooms on the first floor sleep 2 to 6 people. One double bedroom (bed size - US Queen/UK King/160cm wide) has air conditioning and an en-suite shower room with walk-in shower, basin and toilet, the other two bedrooms share a family bathroom with a shower over the bath, a bidet, basin and toilet. The second double bedroom has a US Queen/UK king/160cm wide bed and the twin bedroom contains 2 single beds/90cm wide. There is a second air conditioning unit that keeps the upstairs cool in the summer.
On the ground floor an open plan living area incorporates the dining, living and study areas, there is a separate well-equipped kitchen with a larder and a separate laundry room and washroom with toilet and basin.
Furnished with a mix of antique and modern furniture, this well equipped and comfortable property is suitable for year round living. High quality bedding is provided - 200 thread count linens, bedspreads for the summer months and duvets for the winter. The towels are fluffy. Built in the 1950's the house is well insulated with double glazing, there are shutters to help keep the house cool in the summer.
Outside Amenities: A garden surrounds the house on 3 sides and is planted with mature shrubs and native trees. The large shady gravel terrace at the front of the house becomes an extension of your living space, there is an outdoor dining area with a large table that seats 8, 6 deck chairs and a parasol. There are splendid views to the south - of the mountain range 'La Chaine de L'Etoile'. A further terrace is situated at the side of the house near the kitchen with a small table that seats 2.
There is an outside washing line and plenty of space for children to play. A small shed in the corner of the garden is useful for storing bicycles and sports equipment.
Gated parking is available just below the property on a separate terrace, the house is reached by a set of 7 steps.
Surrounding Area: Aix-en-Provence is a vibrant town famous for its many fountains, a daily market sells fresh seasonal produce and there is a wealth of museums, restaurants and shops.
A university town that is buzzing all year round, Aix enjoys a wide range of cultural events and is a wonderful base for your vacation or your sabbatical stay in Provence. A range of activities such as walking, sightseeing and golf are available in the local area and the mountain Sainte-Victoire offers inspiration to artists and photographers.
The Luberon, Arles , Avignon and the coast can all be reached within 1hour 15minutes. The nearest airport is Marseille, a 40 minute drive. British Airways fly here from Heathrow and Easyjet from Gatwick. The Aix TGV station is a 30 minute drive. Avignon airport is a 70 minute drive and Nice airport 2 hours.

Pricing Info: For lets of 3 months plus the rate is €2500/month plus a monthly provision of €400 towards the electricity, heating, water, internet and communal taxes. For shorter lets of one to two months the rate is 3100/calendar month all bills included.
Weekly lets are available during July and August at a rate of 1400 euros per week - Saturday to Saturday.
