Description of Property:   The house is on two floors with PVC double glazed windows and doors, electric shutters, under floor heating from a ground source heat pump on the ground floor and radiators upstairs together with an air ventilation system. The ground floor double bedroom is next to a shower room with twin sinks and vanity units and there is a separate W.C. These three rooms can be closed off by a sliding door to make a guest suite. There is a fitted kitchen with dining area, a large lounge with wood burning fire and a smaller study/ T.V room.The first floor is accessed by an easy rise staircase which leads to an upstairs hallway, three further bedrooms and a family bathroom with bath, shower over bath, handbasin, W.C and a heated towel rail. There is a dry cellar under the house. The house is well equipped as it is used for half the year by the owners and their family.

Surrounding Area:  Sauzé-Vaussais is within 60 km of Poitiers, Angoulême and Niort, all large cities with museums, art galleries and cinemas. Nearest airports are Poitiers, Limoges and La Rochelle. The TGV to Bordeaux and Paris calls at Poitiers and Angoulême.
Some attractive villages are within a half-hour drive: Verteuil with its chateau and riverside setting has several restaurants including a working mill where you can buy bread and flour, Nanteuil en Vallée has a riverside arboretum and restaurants and Chef Boutonne has the Chateau Javerzay and its grounds. Rochefort, Fouras and La Rochelle on the coast can be reached in about 90 minutes and the Iles d'Oleron and Ré are slightly further away but easily reached for a day's outing. The Vendée's Venise Verte area is close to Niort and is definitely worth a visit. Futuroscope, near Poitiers and the Vallée des Singes in the nearby Vienne are within easy reach and will be enjoyed by younger visitors.
