Description of Property:   The gite is a real home from home, spacious and comfortable, fully insulated, double glazed and with reverse cycle air conditioning for cooling or heating. There is an upstairs with 2 double bedrooms, 1 twin bedroom and a bathroom (bath with overhead shower). All the bedrooms have wardrobes with hanging space and shelves and also wall-mounted electric heaters. The bathroom has a shower over the bath with a thermostatic tap and also a heated towel rail. Downstairs is open plan with a living room with a cosy wood-burning stove, kitchen, dining area and with a downstairs toilet. There is a SMART TV, so you can log in to your own Netflix or Prime Video accounts, and Freeview English and French TV channels.

Outside Amenities:  The gite has its own private patio (approx 6m x 5m) with dining table for 6. The 5 acres of grounds are shared with another gite and also the owners, and includes garden, pool terrace, woodland, orchard and streams and with our own free range chickens. The gite has views of the surrounding countryside and farmland.

Surrounding Area:  The surrounding countryside is perfect for walking or cycling, close by is a public footpath running alongside a river with an abundance of wildlife, flora and fauna. The river is popular with the local fisherman, and can be fished with a licence. The local village of Saint Severin, which is only a 10-15 minute walk away has its own SPAR supermarket, boulangerie, restaurant and bar, coffee shop, chemist, newsagents, hairdresser, Credit Agricole bank and Post Office. The hillside village of Aubeterre-sur-Dronne, one of the most beautiful villages in France, is a 15 minute drive away. It is well worth a visit for its famous monolithic church and a beautiful tree-lined square with cafes and restaurants and its river beach. A short 15 minute drive from the property is a 9 hole FFG golf course, set in peaceful countryside with its own bar/restaurant and tennis courts. The market towns of Riberac, Verteillac and Chalais are all within a 30 minute drive. Brantome the Venice of Perigord is a 50 minute drive away and makes for an interesting day out. There is a Benedictine Abbey, excellent restaurants and bars and with a beautiful river running right through it. The capital town of Angouleme is a 45 minute drive away and has a wide range of shops and museums to visit. Bergerac is an hours' drive away, and the old town has narrow cobbled streets and half-timbered houses. You can take an hour long boat trip on an old gabarres (flat bottomed boat). The Bordeaux, Bergerac and Cognac vineyards are all within a 90 minute drive. Many vineyards offer tastings and the opportunity to buy first rate wines at the cellar door. In Cognac, Martell, Hennessy (includes a boat ride on the Charente river) and Remy Martin (includes a train ride tour around the estate) offer tours of their cellars/estates. There are many places of interest and activities to suit all tastes and ages, including swimming, canoeing, fishing, cycling, golf, woodland zip-wires, horseriding, wine tasting, sites of historic interest and numerous châteaux.

It is not possible to provide utility bills in the name of the renter(s). We do not take bookings for one year or more - the Summer months are reserved for the holiday season.
