BUILDING

This charming villa is situated in its own private domain – secured with iron gates, and surrounded with lush greenery.

Enjoy extremely private, Mediterranean gardens with terraces and parking for several cars. We estimate the parking can welcome up to 5 cars, including 1 sheltered space.

This charming family home is set up on one main floor, with a mezzanine above the living room. It can accommodate up to 8 guests.

It is west facing – meaning many hours of sun-bathing in the lounging chairs by the pool.

Large steps in the pool and security all around the bathing area make it extra safe for children.

The swimming pool is 10 x 6m, and the depth ranges from 80 to 150cm. It is also gently lighted in the evenings, contributing to the magical feeling of enjoying the Mediterranean side of France.


LIVING AREA

A spacious living area makes for the perfect indoor chilling area. Comfortable sofas and armchairs offer the perfect setting for cosy evenings in. A TV stands in the corner, should you wish to plan a movie night. Wi-Fi is available throughout the property.

Large double windows open onto the garden and pool area.

Wooden beams support a mezzanine where you can find a separate place to relax, with a sofa. This space offers the ideal setting for a game room – or just retreat with a good book.

A desk in the far left of the room acts as the ideal working space. With the gardens and the pool just a step away, day-dreaming is bound to occur more than once. Consider yourself forewarned!

As for dining facilities, there are two main options: enjoy a lovely family dinner around the grand wooden table inside or dine al fresco on the terrace. Both tables can seat up to 8 people.

The inside dining area is vast and luminous. With wooden beams and a Provençale styled floor, attention has been paid to the finest details – all-adding to the charm of this delightful villa, easily called “home”.


KITCHEN

The kitchen is simple yet perfectly equipped for the slightest need. There you will find all your favourite amenities: freezer, fridge, microwave, hob, oven, and dishwasher.

A BBQ can be found outside on the terrace - ideal for those warm summer evenings and rosé-infused dinners al fresco.

BEDROOMS

All the bedrooms are located on the ground floor.

The master bedroom opens up to the terrace, overlooking the garden. A comfortable British Super King size bed (180cm) rests in the centre of the room. It is decorated in gentle beige tones and enjoys its a double built-in wardrobe. An authentic stone fireplace sits in the corner of the room, adding to the cosy feeling of this home.

The second bedroom shares the same view as the master room. It is ideal for children or friends as it offers two single beds (90cm each). It also has a built-in wardrobe, two bed side tables with night lamps.

The third bedroom enjoys a British King size bed (160cm), built-in closet and two separate bed side tables.

Last but not least, the fourth bedroom offers two single beds (90cm each. This bedroom is directly adjacent to the third bedroom - you can only enter it by going through the aforementioned. This makes for an ideal “family room” with the younger children staying next to their parents.

The fourth bedroom has its own en-suite shower room with sink, towel heater and toilet.

Each bedroom enjoys its own AC unit.

BATHROOMS & WC

There is a total of 3 bathrooms in the villa, and two separate WCs.

The first bathroom is located just opposite the master bedroom. It features a beautifully tiled bathtub, with detachable shower head, and twin his and hers sinks.

The second bathroom is opposite the first twin room. It features a sink and shower. A separate WC separates the two bathrooms.

The third bathroom, as previously mentioned, is en-suite to the second twin bedroom. You will find a shower, towel heater, sink and toilet.

Last but not least, a separate WC can be found in the entrance, just next to the living room.

• -- The monthly prices indicated are only valid during our winter season (1st November - 1st April). Villa rates from May to September are considerably higher, as usually let out on a weekly basis.

• --BEACH TOWELS are available in the villa, but must be left cleaned ready for next guest. Otherwise a supplement of 15€ per towel will be charged via cc on your departure.
• --Extra BED LINEN, 43€, must be ordered if using a sofa bed, payable by cash on arrival
• --Extra 2 BATH TOWELS, 15€, payable by cash on arrival
• --Extra MID STAY CLEAN, 30€/45€/60€ (1 bedroom, 2 bedroom, 3 bedroom), payable cash on arrival

• --Please note that the following charges apply for late check-in, payable in cash upon arrival: - 19:00 to 22:00: EUR 20 - 22:00 to 00:00: EUR 40 - Check-in after midnight is subject to approval and costs EUR 60. Guests arriving at the property via the free airport pick-up service do not have to pay late check-in charges at the apartment, but a EUR 10 extra charge still applies for arrivals after 19:00. Please note that an additional EUR 50 charge applies to all arrivals on 24, 25 and 31 December, 1 January, Easter Sunday and 14 July. An additional 58€ will be applied for all bookings that require sofa bed linen (4 guests or more).

SECURITY DEPOSIT:
• We will collect information on a current credit card, on your arrival, as your security deposit. Please have one ready.
Luxury Villa Security Deposit of 1500€: 1000€ to be taken by bank transfer 2 weeks before arrival, returned once property checked for damage. A 500€ block will be administered by valid Credit Card on arrival, charged only when damage occurs over and above 1500€.

CANCELLATION POLICY:

• PLEASE TAKE OUT TRAVEL INSURANCE it is the surest way to gain monies back in extraordinary, unfortunate circumstances, not only for apt rentals, but hotels, flights, and any other bookings you may make for your travels.

• -- Booking longer than 8 weeks ahead of stay, 25% non-refundable booking deposit required.
• -- Booking under 8 weeks ahead of stay, Full Payment required (minus a cash arrival fee to be paid during handover of keys).

• -- 25% Booking deposit NON-REFUNDABLE
• -- Cancellation over 35 days before arrival, 50% will be refunded;
• -- Cancellation over 21 days before arrival, 25% will be refunded.
• -- Any bookings cancelled at 21 days or less lose all monies.

• Refunds can only be made by direct payment back to the credit card they were received from.

• Should you need to claim lost monies through your insurance company, we will assist where we can.
