Description of Property:   There is a modern kitchen with an electric oven, gas hob, dishwasher and fridge-freezer. The downstairs is open plan and there is a spacious dining area close to and in view of the kitchen.

The kitchen is equipped with everything required for cooking and eating. There is a double sink and also a separate sink and washing machine in a separate utility room.

There are French doors in the dining room overlooking the swimming pool and mountains.

The living room is very large with three sets of French doors. There are 2 large leather sofas and a flat screen television with French TV and UK television. The wifi router is also there.

There are 3 bedrooms upstairs all reasonably large in size. Each bedroom has its own unique view of the surrounding landscape. There are good quality beds in each bedroom, one double and 2 singles. We do have an extra double bed that we can put up if you require.
There is a modern bathroom upstairs with a large Italian shower and a separate toilet.

Downstairs there is a guest room/office with an en suite shower/bath and a second separate toilet. There is a large comfortable sofabed from Ikea in this room.

There is underfloor heating both upstairs and downstairs. In the living room there is a large wood burning insert which then pumps warm air around the house.

There is a large flatscreen television with UK and French television channels.

Outside Amenities:  There is ample space outside for private and secure parking for several cars. The entrance to the house is via remote controlled electronic gates. There are several outbuildings which can be used to store cycles etc. if required.

There are 2 large terraces with sunshades for eating out and a large Weber gas barbecue.

There are gardens all around the house including hedges for privacy and numerous fruit trees including fig and plumbs. At the front of the house there are pine trees which can be used for shade if required.

There is a inbuilt swimming pool with sliding cover which can be used to keep the heat in at night and to secure the pool if required. The pool is available from May to September, but is warmer in June, July and August.

Surrounding Area:  The house is near the southern border of the Hautes Alpes (05) and the Alpes de Hautes Provence (04).

The surrounding area is an outdoor paradise. There are many fantastic cycling routes, whether you want to cycle over classic cols or an easy ride around the valleys. There are many opportunities for walking at all levels. There are maps and information at the house.

The Serre Poncon lake is 30 minutes away with every type of water sports catered for. The climate boasts 300 sunny days a year to complement this.

The nearby airfield at Tallard (20mins) caters for all types of aviation including microlighting, parachuting and skydiving.

In winter there are several ski resorts within 45 minutes and other winter sports such as snowshoeing available.
