Description of Property:
Our villa accommodates up to 6 adults and 2 babies and is an easy 10 minute stroll from the local village The villa is fully equipped for a comfortable stay, with all the usual labour-saving devices, and full thermostatically-controlled central heating.
On the main floor we have the living room, kitchen, three double bedrooms, bathrooom and WC. The kitchen (new for 2016) has modern electric facilities, including oven, halogen hob, microwave, refrigerator, dish-washer, electric kettle, toaster, coffee machine, under and over cupboard lighting and an extractor fan. There is also a baby's highchair.
The L-shaped living room has comfortable seating, a dining area and Hi-Fi system (offering multi-standard DVD, CD, MP3 and JPEG replay) with satellite TV providing English programs, and FM Stereo tuner. Twin doors from the living room open onto the large terrace giving views of fields and, in the distance, the nearby village. The terraces, at the front and at the side of the villa, are both equipped with their own sets of tables and chairs for outside dining alternatives.
There are three bedrooms, two doubles and 1 twin, all with large fitted wardrobes/cupboards, and two cots are also available. On the same floor there is a bathroom and separate WC with washbasin. All bed-linen and indoor towels are supplied.
In addition, the lower ground floor, reachable via stairs from the kitchen or from outside, has a kitchen/laundry area with oven, refrigerator, washing machines, tumble drier and sink. These facilities are also near to the outside brick BBQ, which is located in the garden near to the lower ground floor kitchen. Also on this level: another shower and WC, a games room facing out to the pool, an exercise room and lockable garage for your use. The games room has a large selections of books, a selection of indoor and outdoor games, and a snooker/pool table. For the energetic, in the exercise room we have provided an exercise bike, a rowing machine and training weights. For the workaholic-on-holiday we have provided a wireless LAN connection to an ADSL (Broadband, 20MBPS ) ISP. Technical details about this connection are provided in the Welcome-Information Pack at the villa. Finally on this level, the Post Room may be used for storing unwanted cots or other items. It is also the place where the post is delivered.
For peace of mind we have invested some time and money in making the villa and its surroundings safe. There is a permanent smoke alarm installed upstairs and fire extinguishers are available on each floor of the villa. There is lockable internal garaging for a car. The villa has been rewired and modern safety-trips are provided on all electrical circuits. Finally we have added security lights at the entrance to the villa, near to the barbecue, the far corner and also the front of the villa, as well as remote-controlled garden lights in the grounds and pool hut.
Outside Amenities: 1.5 acres of private maintained landscaped park with pool and covered patio adjoining pool house. The garden area between the house and the pool house has garden illumination and the pool house and terraces have their own lighting.

Surrounding Area: Our villa is in the lovely and peaceful Dropt Valley, within easy reach of bastide towns and villages. Bergerac is about 30 minutes away, and Perigueux, Bordeaux and Toulouse are all within an hour or so.
The local village has a small but very useful set of shops, including boulangerie, newsagents (stocking English newspapers), a pharmacy, a doctor, a butcher / small supermarket, hotel-restaurant, a bar and the local tourist office. The village also offers a weekly market. For more extended shopping Duras is just a short drive away.
