Description of Property:   The Small Cottage is, as its name suggests, a small, compact, but not cramped cottage. We envisage it being of appeal to those who are looking for a base, rather than somewhere to spend a lot of their time.

Having said that, we are aiming to provide a level of comfort which will be acceptable to those who change their minds once they get here! As you enter the kitchen/diner through the French windows, the kitchen is on your left.

Well equipped, it offers a full sized gas cooker, fridge, microwave, toaster and coffee maker. And there is ample space for food preparation without having to resort to the draining board!

To the right is the dining area with solid pine dresser and dining table and chairs. Beyond the kitchen/diner is the living area.

This has two double sofas facing each other across a coffee table, a CD player and a selection of books. Free WiFi connection is also provided.

As you can see from the images, the ceilings in the downstairs rooms are high and beamed.

A staircase leads to the first floor double bedroom and the shower room. Polished pine floorboards compliment the furniture and enhance the plethora of roof and other timbers. Natural light comes through "Velux" style roof windows.

A washing machine is available to you in the Laundry Room, which is a few steps away, up in the big barn. The barn also provides undercover parking for your car.

Outside is a patio area with garden furniture. You are invited to use and relax in our award winning gardens.

A combination of oil fired central heating downstairs, electric heating upstairs and double glazing will ensure your comfort in the cooler months.

Outside Amenities:  The Small Cottage is the end one of a row of four cottages set at the edge of our award-winning gardens. A small patio with garden furniture is just outside – not as daft as it may seem, as from late February onwards it is possible to enjoy a snack lunch outside on a still, sunny day. They do happen.

Just a short walk away is the big barn, which provides shelter for your car and also houses the Laundry Room. As you pass them, you are welcome to help yourself to apples from the trees and herbs from the herb garden.

We live on site. There is usually one of us kicking about to change the gas bottle or to provide as much, or as little, information or advice as you may require. If we don't know the answer to something, we'll try and find out for you.

Surrounding Area:  Our nearest village is Cléguérec, which is less than 3 kms (about 2 miles) away, and has a population of about 3000 souls. It has a supermarket, a boulangerie, 4 restaurants, 4 bars, 2 charcuteries, an (English-speaking) estate agent, plus a petrol station, post office, banks, a medical centre, a florist, beauty parlours and a whole host of other shops, businesses and producers. All you need for day to day living.

Less than ten minutes down the road is Pontivy which provides a much wider selection of shops, estate agents (immobiliers) and notaires (who, traditionally, sold houses). Like many towns, it has a weekly market. And almost all the towns and villages were founded at a time out of mind and simply ooze history.

All around us is the beautiful Breton countryside. France has roughly the same population as the UK, but is around two and a half times the size. So you get a wonderful sense of space here.

About 15 minutes away is the Lac de Guerledan, an artificial lake (reservoir) which provides water sports and man made beaches with safe swimming. A lot of the coast is within an hours drive and the furthest flung extremity of Brittany's 750 miles of coastline is a bit under two and a half hours away.

Fishermen will have a tough time deciding which of the myriad of lakes and rivers to choose.

The Breton culture is alive and thriving. It has its own language (the same root as Cornish and Welsh), artistic traditions, music and dance. A "Fest Noz" is much more than a village hop. It is to be experienced and never forgotten.

Pricing Info:  Price includes all electricity, gas, water (hot as well as cold) and central heating. Bed Linen and tea towels can be provided for an additional €50 per month. We are unable to provide personal towels (i.e. bath or hand towels).

A deposit of €100 is payable at the time of booking. This will form part of the damages deposit and, along with the rest of the damages deposit, will be refunded to you should there have been no expensive accidents. However, should there be unforeseen circumstances which prevent you from fulfilling your booking, the €100 will be forfeit.

Payments are to be made in Euros. This can be done by cheque from a French bank account, in cash or via PayPal. Unfortunately, we are unable to accept payments by credit or debit cards.

The first months rental is due on the day of arrival and is due again on the same date in subsequent months. However, subsequent payments can be adjusted to dates which are more convenient to you.

If you are intending a rental in excess of three months, you will be required under French law to enter into a short - term letting contract. We are more than happy to provide a copy of it well in advance. It is, of course, in French and, whilst we will provide a gist of it in English, we would prefer that you had your own, independent, translation done. The one additional expense it does incur is a requirement for you to insure the contents of the cottage. Current and previous guests have told us it is "very little".

Note, the energy label shown at the foot is irrelevant as our prices are all inclusive.

Availability: This property is available year round for longer lets.

We are open all year and can provide accommodation for up to 10 months.
