Description of Property:
The ‘Barn Gîte’, set in late 17th century farmhouse, comprises:-
Downstairs: 2 large reception rooms, one consisting of a dining/kitchen, fully equipped, with a long farm table sitting 12 people, and the other, lounge with double aspect, a sofa and a chest with TV, the focal point of the room being the large, "traditional" working fireplace.
Upstairs: 1 very spacious bedroom with beamed ceiling, furnished with a double bed, a child’s bed, a desk and a huge antique wardrobe. Another spacious bedroom with twin beds. Bathroom is pretty, with bath/shower, handbasin, washing machine and WC.
Outside Amenities: The kitchen opens onto a gravelled terrace and an adjoining sheltered patio with garden furniture. Below the terrace is a sloping lawn where children or pets can safely wander. The farmhouse is surrounded by meadows with horses, then openfield and extensive woodland. A private small lake equipped for swimming or basking in the sun lies some 150 m away, in the valley, with two small fishing ponds and a large vegetable patch to be shared with tenants if they enjoy gardening. The lake is the ideal place for bird-watching (herons, hoopoes, king fishers are common visitors).
Surrounding Area: The farmhouse stands at the end of a quiet country lane. No traffic at all. It is still within easy reach of the facilities of modern life: Gaillac, the nearest market town, is 3 miles away.
The countryside here is hugely varied and attractive in all seasons, with endless possible walks through the chalky uplands, rich in orchids in May/June, or the adjacent forest of Grésigne, reputed for its wildlife and flora.
Medieval hilltop villages, innumerable châteaux, churches and museums bear witness to the rich past of this ancient province of Languedoc, the land of troubadours, that enjoys a semi-mediterranean climate.
Among various possible excursions are: Cordes, the breathtaking medieval citadel, Albi and its brick cathedral (listed as World Heritage in 2010), Toulouse, a most colourful and vibrant city, the dramatic gorges of the Aveyron.
The surrounding area is rich in opportunities for all kinds of activities such as cycling (the Tour de France often comes this way), canoeing, climbing, pot-holing, golf and tennis, wine tasting and gastronomy of course (in excess of 200 vineyards around), all within easy reach.

Pricing Info: Water and internet is included in the rent, for a 2 people occupancy. An extra 25 euros/person over 2 may be required. Electricity and heating are not included. Logs can be provided, if required, and delivered by a local, trustworthy dealer. Gaz is negligeable. Electricity charges can vary hugely, from 15 to 50 Euros per month if you were to use an extra electric radiator which is not necessary though. Logs: allow for 115 Euros per month (from November till end of April)
