Description of Property: Sleeping up to 6 people comfortably, 8 people if 4 share one room which has a double and futon, this is a fantastic price for a furnished 3-bed property in a very quiet hamlet, only 3km from the market town of Champagne-Mouton with its amenities. Please note you will need a car as you can't walk to any shops. It consists of a fitted kitchen, a utility room, a large sitting/dining room with a stone fireplace and a downstairs WC. Upstairs there are 3 large bedrooms (one with an en-suite bathroom) – 2 doubles, plus a 3rd with a double bed + futon - all with access to balconies, plus a family shower room too. The property has gas central heating and double glazing. It is also not far from Ruffec which has all major shops and supermarkets and a TGV stop, and half an hour from the major city of Angouleme. An ideal base for house-hunting or a nice long break. The house has internet but no phone. Cats and dogs are allowed by prior agreement and provided the stipulations in the contract are followed, and the animals are well behaved and cause no damage, otherwise deductions may be made from the deposit on departure.
Outside Amenities: Outside there is a courtyard, and a nice garden a few metres up the lane just past a veg plot, and there is a large detached barn at the corner of the road, which may be used for storage at the tenant's risk. Each bedroom has its own balcony overlooking the courtyard garden or the hamlet.
Surrounding Area: 5 min drive to Champagne Mouton with its amenities, 10-15 min drive to the larger town of Ruffec which has more restaurants and facilities including swimming pool. Half an hour's drive to Angouleme which has its beautiful old town, and the large swimming pool complex and ice-rink - Nautilis, and the TGV. Same distance roughly to many lakes near Massignac with their own beaches, play areas, snack bars, canoeing. About an hour's drive to : Vallee des Singes, Futuroscope, Ile aux Serpents, Planete des Crocodiles, Limoges airport, Poitiers airport, Oradour sur Glane. 2 hour drive to La Rochelle with its airport, Aquarium, stunning old port, towers, harbour, beaches, boat rides, bars and restaurants. Canoeing available in Mansle, 15 mins drive away.
