Gîte Burgundy
--
Burgundy is an individual villa sleeping up to 6 people with all rooms arranged on one level.
Burgundy benefits from a private South-facing terrace with barbecue.
The gîte consists of a large fully-fitted kitchen with patio windows leading out to the terrace.
Adjoining the kitchen is the large lounge/dining room with a log burning stove and superb views - down the valley to the West, and through the village to the Pyrénées in the South.
The lounge also has patio windows leading on to the terrace, a separate dining area, and a large picture window overlooking the gardens and stream.
Two of the bedrooms have twin beds, the third has a double bed.
The gîte also has two fully tiled bathrooms, one with a twin washbasin vanity unit, shower, bath, and WC.
The second with a shower, washbasin and WC.

Gîte Bordeaux
--
A 4 bedroom cottage adjoining the main farmhouse, Bordeaux sleeps up to 8 people across three floors with its own private garden, patio and barbecue area.
Bordeaux is also centrally heated and there is a highly efficient log burning stove ready for a roaring fire!
You enter Bordeaux through double French doors, with traditional French shutters, into an open plan lounge/dining room.
The lounge leads on to a fully fitted kitchen and the downstairs wc. To the rear there is a door leading out to the private terrace and garden.
A traditional hand crafted wooden staircase winds up to the ensuite bedrooms above.
Each of the first and second floors have two bedrooms, one double and one twin on each floor. Each ensuite bathroom has a large 120cm shower, and the first floor double bedroom also has a bath.
Bordeaux is available as a four bedroom cottage, or also as a two bedroom cottage using just the ground and first floors.

Gîte Languedoc
--
Languedoc is a two bedroom cottage with both bedrooms en-suite. Languedoc sleeps up to 4 people.
We have configured the top floor of Languedoc into a twin-bedded room with it's own shower room, and the downstairs bedroom is set up as a double bedroom with a large 1 metre shower in the ensuite shower room.
Languedoc has electric heating and is suitable for use all year round.
Languedoc overlooks the pool, and has a private terrace and panoramic views in three directions.
Through the entrance doors to the left of the terrace, you enter the lounge area with well equipped fitted kitchen. The lounge gives access to the downstairs bedrooom which also has patio windows opening directly onto the terrace overlooking the pool.
From the rear of the lounge a stairway winds to the upstairs comprising a large twin bedroom (5mx3m) with triple aspect views (including the Pyrénées) and an en-suite shower room.

Gîte Loire
--
Loire is our two bedroom villa next to the pool.
Loire sleeps up to 4 people all on one level.
The centre of the gîte is the fully fitted kitchen and is open plan to the lounge / dining area.
The twin bedded room opens off of the lounge area and has patio doors opening onto the poolside terrace.
The double bedroom is to the other side of the living area, and looks out over the surrounding countryside with en-suite access to the shower room.
The shower room is fully tiled and has a large feature 'wetroom' shower - this is practical for all our guests using the gîte, but is primarily to allow it to be used more easily by anyone with limited mobility.
Outside, Loire has a private terrace at the side of the pool, and a secluded garden area immediately outside the gîte with private barbecue and superb views over the surrounding countryside.

Outside Amenities:  Each gîte has off-street parking, a private terrace and/or garden with barbeque and plenty of countryside for dog walking. By arrangement we have stables / fields available for horse livery.

The pool and summer facilities (like table tennis, outdoor patio furniture, sun beds) are excluded from long term lets unless by specific arrangement.

Surrounding Area:  Extensive walking, cycling, angling, boating and horse riding is available 'on the doorstep' in the Pyrénées - literally - you just walk across the road and you have access to thousands of acres of forest, hill and mountain.

We are on the edge of a pretty village, ten minutes from the medieval town of Mirepoix, with its restaurants, cafés, weekly market and all-year round events.

Carcassonne, the 3rd most popular tourist attraction in France outside Paris, and with budget flights across Europe, is 30 minutes away.

Our regional leisure lake (Lac de Montbel) is ten minutes drive with 1500 acres of water to play in and the Mediterranean beaches are one hours drive.

The extensive vineyards of the Languedoc are within 30 minutes.

...and the Medieval Châteaux of the Cathars surround the area - Montsegur, the 'last stronghold' is 20 minutes away.

Pricing Info:  Rates vary by gite, length of stay and time of year. A three month rental from December to March would be at a lower monthly rate than a two month rental starting in September. All our longer term rates offer a significant discount on our weekly rates for the same period, but a long term rental is not a holiday rental - see our own website for details of the differences.

Water and all French property taxes are included in long term rental costs.
Electricity usage is taken from the meter and charged additionally monthly at cost. Bottled gas for the hob is charged at cost.
For Bordeaux the central heating is charged at cost.
Linen is not supplied.
Breakage deposit is one months rental charge.

Contracts are normally for a fixed number of calendar months eg, 3 months, 6 months. These can be extended by joint agreement.
